ROSHN Announces WAREFA, its Second Integrated Community in Riyadh

ROSHN, a PIF Giga project and the Kingdom's leading national real estate developer, said it will be building WAREFA, its third major development in Saudi Arabia and the second residential community in Riyadh. Following the success of its flagship project SEDRA, this new development in eastern Riyadh's Al Janadriyyah district will be built on ROSHN's key design principles, focused on the provision of high-quality housing connected to an array of integrated amenities and public spaces that together form vibrant, liveable communities.
"We are extremely excited to announce ROSHN's newest community, WAREFA," said Group CEO of ROSHN David Grover, adding: "Al Janadriyyah is an area that has undergone rapid evolution in recent years, and WAREFA will provide an integrated, sustainable community with services and amenities to support the district's growth. We are excited to continue delivering on ROSHN's mandate and expand ROSHN's vision for new communities and lifestyles across our capital city."
With a total footprint of 1.4 million square metres, WAREFA will be home to over 13,000 inhabitants; it will include more than 2,000 residential units. Along with a district mall, primary healthcare facility, public and private schools, and multiple mosques, the development will also contain 160,000 sq.m. of public parks and open spaces to enhance the wellbeing of residents and ensure that their needs can be met within a few steps of their homes.
As with all ROSHN developments, sustainability is central to WAREFA's design. The provision of shaded footpaths and cycle routes, and links to public transport aim to reduce the dependence on motor vehicles. High-tech insulation, solar water heaters, and efficient air-conditioning enable energy savings while advanced plumbing fittings and advanced irrigation technology help save water usage. ROSHN's pedestrian-centric communities also support the Saudi Green Initiative by bringing nature to the heart of neighbourhoods through planting local trees and shrubs that are both aesthetic and help reduce urban heating.
